Celtic Sun is a property management and rental company. We have been in business since January 2004 and have a large portfolio of properties and clients. Some clients opt for keyholding only, property management only, others for long term rentals and others for holiday lets only.

We work with our clients on a personal level to ensure that they recieve the best possible return from their properties, taking into account their own personal requirements.

Our annual management fees for 2010 will be changed to reflect the recession marketplace and the different needs of all our clients.

Keyholding Servicing Only = 100€.

Short Term Rental Owners = 250€

Long Term Rental Owners = 350€.

This prices are inclusive of 16% IVA. All renewal contracts in 2010 will be at these prices.

For these fees we will take  the property onto our portfolio . We will offer the following depending on options above.

1.   Key Holding Service for all clients.
2.   Regular Checks to the property when unoccupied.
3.   Liasing with owners.
4.   Facilities for key collection until 12 midnight, for short term holiday

      lets only.
5.   Provide a meet and greet service until 12 midnight, where necessary

      for holiday lets only.
6.   Advertise the property for rental.
7.   Provide welcome packs on arrival for guests - holiday lets only.
8.   Organise afterclean of property, for agreed charge - all clients.
9.   Offer in resort services where required.
10. Make sure rental payments are made, keep utility bills in order and

      check the property, liase with owners - Long Term Lets Only.

Additional Fees will be charged for the following, at the discretion of the company;

A call out, requiring immediate attention, for example;

1. Alarm activation.
2. Disconnection of water, gas, electricity.
3. Loss of keys by owners/guests/tenants.
4. Call out due to burglaries.
5. Clients locking themselves out.

Also, administrative fees will be charged for work relating to phonecalls/faxes/visits to solicitors etc in connection with the above.

Unpaid bills, paid on your behalf, administrative charge of 35€ each time.

This will be stringently enforced in 2010.

We recommend to avoid any problems with your utility bills/wealth taxes/community fees/suma tax payments, that yearly you keep at leat 1000€ - 1250€ in your account to cover these charges.

For clients who purchase properties through Celtic Sun we will continue to offer a saving of the first years management fee€, as outlined above. These fees will become payable from year two onwards at the rates applicable at that time.

Please note additional commissions are as follows;

On Long Term Rents, monthly commissions are 10%.

On Short Term Rents, commissions are 15%.

We require a contract with all our owners.
